Toni Chapman was our agent.

Toni could not have been any greater help than she was in the process of selling our home. Due to health reasons it was very difficult for me and David to be of much assistance. We relocated to NC so we would not be in the way for the showings as it would have difficult, if not impossible, to keep the house cleaned for showing. Consequently, we left a lot of unresolved issues, ie, handyman tasks, carpet cleaning, house cleaning and window cleaning for Toni to manage. This made her job more difficult as she had to be available to let these people into the home after calling and arranging the scheduling. I do not believe this is the job of the realtor yet Toni went way "out of her way" to arrange all these things for us. She choreographed the whole process and we could not be more thankful for her compassion and assistance. I would recommend Toni and ERA Grizzard highly. Thank you for making this process so much easier for David and me.

I had to laugh when she could not be there for us to view the house after arriving in Florida so she enlisted the help of her husband who was just as good. "Mrs. Chapman sat and listened to our needs and, more importantly - our wants. She then began house hunting for us. She did NOT try to show us anything that we would not have wanted and she did not try to show us anything more than we could afford. In short - she did not waste our time. What she succeeded in doing was finding us the most beautiful and livable home that either of us had ever seen and then negotiated a bargin price for us. Unlike some realtors, Toni did not try to just sell her agency listings - she showed us the kind of homes that we wanted. We have since referred several relatives and friends to her.."

She was extremely responsive and found multiple listings for us to consider. She explained the closing procedure to us and answered all of our questions. "We were not certain in which area of Lake County FL we wanted to live, and as we were unfamiliar with the county. Toni's knowledge of it based on her years living here was of tremendous help to us. She walked us through the entire process and responded patiently to our myriad questions. What was most impressive was her skill in handling a particularly unreasonable and abusive seller with grace. While we ultimately did not buy from that seller, she was a patient negotiator during that experience. "Toni was friendly and welcoming from the first time we came into her office. She listened to our "want" list and selected homes for us to see based on that. She did not steer us to homes she knew we wouldn't be interested in. She guided us through the process, which at times, wasn't easy for her! We had a lot of questions that would come up as we were thinking about the buy and we would pop out an e-mail or phone call to her. She was always quickly responsive, no matter how unimportant the question was. She is a sweet person and you know you are happy with your realtor when you end up meetings with a hug!"
